What if I have poor credit?

Poor credit is not an automatic disqualifier. We give more weight to past rental payment history and recommendations from previous landlords. It can usually be remedied by collecting last month’s rent at lease signing.

What if I’m a student with little or no income? Can I be approved?

We will consider student loans as income and/or you can also use a co-signer if one is willing.

What is your pet policy?

Pet policies are specific to each property. Please consult with a leasing agent for further information.

When is my rent due?

Rent is due the first of each month, unless alternate arrangements are stated in the lease agreement.

Who is responsible for lawn care?

Unless specified otherwise in the lease, the tenant is responsible for keeping the grass cut to city codes. Snow removal is also the responsibility of the tenant. With the exception of taking care of minor weeds, landscaping beds typically fall under the property maintenance category and are the responsibility of the owner to maintain.

How do I submit a maintenance request?

By far the best, most reliable method is to log in to your leaseholder account and file a maintenance request there.  This allows us to efficiently communicate with and get approval from the property owner, if necessary, and quickly respond to your request.  In an emergency situation, please call us at (913) 205-7127.
